What is the first step of the home buying process?

Talk to a lender to get a pre-approval letter. This can be a mortgage lender, bank, or credit union. There are lots of reasons why you should talk with a lender first like: understanding exactly how much you can afford, knowing how much money is required for the down payment and closing costs, and to get professional advice on type of financing you should be looking for based on your desires and situation. We have a list of local lenders we know, like, and trust that we would gladly give you.

How much do I have to pay a Realtor to help me buy a house?

Nothing! When you find a home and close on it, traditionally, the seller’s listing broker splits the listing fee with the buyer’s agent. As buyer agents, we invest our time, service, and resources upfront (working specifically for you) to help you find a home that suites your family’s desires.

What fees do I need to be prepared to pay?

It depends. Everyone’s situation is a little different. In general, fees include: a down payment on your loan, closing costs, and inspection fees. Many of these fees are negotiating points when we submit an offer on a home for you. It’s always important to speak with a lender first to get a better idea of how much money will be required in your case of the down payment and closing costs.

How long does it take to buy a home?

The average time to complete the sale of a home is 30 to 45 days. This timeframe is important for due diligence and to get your loan completed. Searching for a home can take a short or long amount of time depending on your criteria and what is available on the market at that time. There’s no magic number of how many homes you need to see before buying…it could be the first one!

Do I really need a Realtor?

Yes! It is strongly recommended that you hire a professional Realtor that will represent your best interests when buying a home. Being unrepresented, or worse—asking the listing agent of a house for sale to help you, is a disservice to you! Real estate can be complex and with all the complexities, key dates, and legal ramifications, it’s wise to trust a professional. Not all Realtors are the same, however, so we recommend interviewing prospective Realtors to find which one is a good fit for you.

What’s the first step of the home selling process?

Before you do any projects or updating, schedule a time to meet and have us over to your house. We will learn about your goals and timeline, review the floor plan, and give you a general idea of what your home may be worth. We will also discuss the next best steps before you invest any time or money into getting your house ready for the market.

How do you determine how much my home is worth?

There are many factors that go into the listing price of your home. One tool we use among other things, is a comparative market analysis which is an in-depth evaluation of recently sold homes in the past year that are comparable to your home. A Realtor will take into account many factors such as: square footage, upgrades, neighborhood, window quality, lot features, style, flooring, roof age and more. You cannot get an accurate estimate of your home from an internet site such as Zillow or Trulia.

When is the best time to sell my house?

It depends. Every real estate market is different and varies monthly, yearly, even seasonally. Generally speaking, the spring and summer are the best times to sell a home, but in some cases, selling a home during the fall and winter months may actually be better. A professional Realtor will have a good sense of how the market is performing and if it’s a “seller’s market” or “buyer’s market” and how to help you meet your goals and sell for maximum profit in either market.

What is your commission rate and what fees do I need to be prepared to pay?

In Virginia, by signing a listing agreement, the seller is allowing the broker the right to market the property for sale for a certain price for a specific period of time. Within the listing agreement, the commission the seller pays the broker if the house is sold will be outlined. The standard commission rate is 6% of the sales price with 3% paid to the listing agent and 3% paid to the buyer’s agent. In general, fees may include: closing costs and inspections. Many of these fees are negotiating points when we receive an offer from a prospective buyer.

How long does it take to get my house ready for the market?

Depending on your goals and the timeframe you have, it can take 2 weeks to 6 months. We have a proven process to sell your house quickly for maximum profit. After discussing your goals, budget, and timeframe, we will be able to put a plan in place that suites your needs. There is some work involved for the homeowner, but the strategic plan we provide includes a professional photographer, stagers, writer, and videographer.
